1. Buyer Consultation - We will discuss your needs and goals, provide you with information on obtaining a "no cost" mortgage pre-approval and a plan in searching for the property of your choice.
2. Professional Representation - We will review the details of our relationship including your role and duties in the purchase of a home. As a Transaction Broker, we will use skill, care and diligence in representing you in your home search and throughout the entire transactions.
3. Home Buyer Guide - You will be provided with a copy of the Home Buyer Guide and explain how you can use it as a road map throughout the entire home buying process.
4. Automated New Listing Alerts - with your permission, we will sign you up to receive email alerts when property types that interest you appear on the market.
5. Transaction Management - You will be provided with copies of all documents that required for a successful closing. I will retain copies for seven years as required by law.
6. Negotiation Strategy - As your Pricing Strategy Advisor, Judi will assist you in preparing a negotiation strategy for the property you select, including a written Competitive Market Analysis. This analysis will assist you in making an offer.
7. Contract to Closing - We will monitor, manage and inform you of the progress of your purchase agreement, including the satisfaction of all contingencies and conditions.
8. Pre-Closing Walk-Through Inspection - Per your request, Judi will accompany you on a walk-through of the property before closing and will assist you in addressing any problems discovered during the final walk-through covered under your purchase agreement. We recommend that you engage a Home Inspector to assist you in the final walk-through.
9. After Sale Service - Judi will contact you after closing to follow-up on remaining details or services needed.
